How this works, decision by decision

Decision 1: Where inspect and test is used

Inspect and test covers the checks that find the problem before the work: pre-purchase, pre-renovation, moisture, mould and structural checks. The inspection decides the scope.

CheckTypical useWhat matters most
Pre-purchaseBefore an offerThe condition behind the price
Pre-renovationBefore the designHidden conditions
Moisture and mouldAfter a leak or on suspicionThe source
StructuralCracks, sagging, movementLoad and engineering

Our pick: Match the inspection to the question. A pre-purchase check and a moisture check answer different things.

Decision 2: Visual inspection

The visual inspection looks at the structure, the roof, the exterior, the basement and the visible systems. It is the starting point for everything else.

AreaWhat is checked
StructureCracks, sagging, movement
Roof and exteriorCovering, flashing, cladding
BasementMoisture, staining, efflorescence

Our pick: Start visual. The visual check tells you where to test.

Decision 3: Moisture testing

Moisture is measured in the walls, floors and framing. The readings show where water is, and whether it is still moving.

LocationReading
Wall cavitiesMoisture meter at plates
Floors and subfloorReadings at the joists
CeilingsReadings from the underside

Our pick: Measure, do not guess. Moisture behind a finish is invisible without a reading.

Decision 4: Mould sampling

Mould sampling confirms whether growth is present and what it is. Samples are taken where the source and the people are.

SampleAnswers
Surface sampleWhat is growing
Air sampleWhat is in the air
Control sampleThe background

Our pick: Sample with a control. Without it the result has no reference.

Decision 5: Structural check

The structure is checked for load, movement and damage. Where a structural concern is found, an engineer is brought in before any repair.

ConcernNext step
Movement or saggingEngineer review
Load-bearing damageEngineer and temporary support
Minor surface cracksMonitored

Our pick: Bring in an engineer when movement is found. A repair on a moving structure fails.

Decision 6: Reporting

The report records each finding with a location, a photo and a plain-language note. It states what was and was not checked.

Report itemPurpose
Photos and locationsShow where each finding is
Plain-language noteExplain what it means
LimitsWhat was not checked

Our pick: State the limits. What was not checked is part of the decision.

Decision 7: Access and safety during the inspection

The inspection is done safely. Access to the roof, the crawl space and the attic is controlled, and the inspector does not disturb what is being checked.

AccessAction
RoofSafe access and fall protection
Crawl space and atticSafe entry and ventilation
WallsNot opened without agreement

Our pick: Inspect without causing new damage. Opening a wall is a decision for the owner.

Decision 8: Using the findings

The findings become the scope for the next step: repair, remediation, renovation or the offer. The priority items come first.

FindingNext step
UrgentAct before anything else
PriorityScope in the next stage
MonitorRecheck at a set time

Our pick: Act on urgent findings first. The priority list is the most useful part of the report.

Decision 9: Follow-up and recheck

After the work, a recheck confirms the finding is resolved. Monitored items are rechecked on the set schedule.

ItemWhat to do
Resolved findingConfirmed with a recheck
Monitored itemRechecked on schedule
ReportKept with the house file

Our pick: Recheck the finding after the work. It is the proof the problem is gone.
