Why test before we work.
Find it, prove it, then fix it.
We inspect the building, map the moisture, take lab samples where needed, and write up what we find. You get a clear report before any work starts.
The same report supports your repairs and your contractor.
Inspect & test
How an inspection works.
Walkthrough, measurements, samples, written report.
Inspect. Test. Report. Plan.
We walk the building, map moisture with meters and photo documentation, and record every reading.
Air and surface samples are taken and sent to an lab, with the chain of custody kept.
A written report with photos, findings and a recommended plan, ready for your file or contractor.
What the inspection includes.
Visual inspection, moisture mapping, air and surface sampling sent to an lab, and a written report with photos and recommendations.
Not sure what you are dealing with?
Lab-tested where it matters.
Air and surface samples go to an lab, so the results are on paper.

How this works, decision by decision
Decision 1: Where inspect and test is used
Inspect and test covers the checks that find the problem before the work: pre-purchase, pre-renovation, moisture, mould and structural checks. The inspection decides the scope.
| Check | Typical use | What matters most |
|---|---|---|
| Pre-purchase | Before an offer | The condition behind the price |
| Pre-renovation | Before the design | Hidden conditions |
| Moisture and mould | After a leak or on suspicion | The source |
| Structural | Cracks, sagging, movement | Load and engineering |
Our pick: Match the inspection to the question. A pre-purchase check and a moisture check answer different things.
Decision 2: Visual inspection
The visual inspection looks at the structure, the roof, the exterior, the basement and the visible systems. It is the starting point for everything else.
| Area | What is checked |
|---|---|
| Structure | Cracks, sagging, movement |
| Roof and exterior | Covering, flashing, cladding |
| Basement | Moisture, staining, efflorescence |
Our pick: Start visual. The visual check tells you where to test.
Decision 3: Moisture testing
Moisture is measured in the walls, floors and framing. The readings show where water is, and whether it is still moving.
| Location | Reading |
|---|---|
| Wall cavities | Moisture meter at plates |
| Floors and subfloor | Readings at the joists |
| Ceilings | Readings from the underside |
Our pick: Measure, do not guess. Moisture behind a finish is invisible without a reading.
Decision 4: Mould sampling
Mould sampling confirms whether growth is present and what it is. Samples are taken where the source and the people are.
| Sample | Answers |
|---|---|
| Surface sample | What is growing |
| Air sample | What is in the air |
| Control sample | The background |
Our pick: Sample with a control. Without it the result has no reference.
Decision 5: Structural check
The structure is checked for load, movement and damage. Where a structural concern is found, an engineer is brought in before any repair.
| Concern | Next step |
|---|---|
| Movement or sagging | Engineer review |
| Load-bearing damage | Engineer and temporary support |
| Minor surface cracks | Monitored |
Our pick: Bring in an engineer when movement is found. A repair on a moving structure fails.
Decision 6: Reporting
The report records each finding with a location, a photo and a plain-language note. It states what was and was not checked.
| Report item | Purpose |
|---|---|
| Photos and locations | Show where each finding is |
| Plain-language note | Explain what it means |
| Limits | What was not checked |
Our pick: State the limits. What was not checked is part of the decision.
Decision 7: Access and safety during the inspection
The inspection is done safely. Access to the roof, the crawl space and the attic is controlled, and the inspector does not disturb what is being checked.
| Access | Action |
|---|---|
| Roof | Safe access and fall protection |
| Crawl space and attic | Safe entry and ventilation |
| Walls | Not opened without agreement |
Our pick: Inspect without causing new damage. Opening a wall is a decision for the owner.
Decision 8: Using the findings
The findings become the scope for the next step: repair, remediation, renovation or the offer. The priority items come first.
| Finding | Next step |
|---|---|
| Urgent | Act before anything else |
| Priority | Scope in the next stage |
| Monitor | Recheck at a set time |
Our pick: Act on urgent findings first. The priority list is the most useful part of the report.
Decision 9: Follow-up and recheck
After the work, a recheck confirms the finding is resolved. Monitored items are rechecked on the set schedule.
| Item | What to do |
|---|---|
| Resolved finding | Confirmed with a recheck |
| Monitored item | Rechecked on schedule |
| Report | Kept with the house file |
Our pick: Recheck the finding after the work. It is the proof the problem is gone.
